POWERFLUSHING CENTRAL HEATING SYSTEMS

Power flushing is the most efficient and effective method of cleansing a central heating
system. The principle is to create a powerful fresh water flow under controlled conditions to remove debris from the system.

Powerflushing can improve radiator performance and heat output by as much as 30%.

All new systems should be pre-commission cleansed in accordance with BS:7593 and
Benchmark. This ensures that the flux residues, excess jointing compounds, mineral oil and
other contaminants that can be found in the system following it's installation which
can effect the performance of the system or cause component failure, are removed.

It can solve all the following problems:

Boiler Failure

Assuming no other faults exist, the insulating effect of accumulated deposits of sludge and scale can restrict the transfer of heat to such an extent that the boiler overheats and fractures.

--------------------------------------------------------------------------------

Fuel Wastage

In untreated heating systems, corrosion debris accumulates in the boiler and, in hard water areas lime scale will form. The insulating effect of these deposits reduces heat transfer to the circulating water. 3mm of lime scale deposit on the heat exchanger will add 18% to your fuel bill.

--------------------------------------------------------------------------------

Pump Seizure & Failure

Black Oxide sludge, being abrasive and magnetisable, increases shaft and bearing wear which is the most common cause of sticking pumps and pump failures.

--------------------------------------------------------------------------------

Cold Radiators

Sediment of iron oxide sludge accumulating at the bottom of radiators restricts the flow pattern.

--------------------------------------------------------------------------------

Frequent Venting, Cold Spots Near Top of the Radiator

Hydrogen, sometimes mistaken for air, is a by-product of electrolytic corrosion. It is flammable and can be identified easily.

--------------------------------------------------------------------------------

Sludge and Scale

Black Oxide sludge forms continuously in all unprotected central heating systems as a result of corrosion. It will also harden into scale on the hottest surfaces of a system. (i.e. the boiler heat exchanger causing it to make knocking and kettling noises). This prohibits efficient heat transfer. Boiler Manufactures will not guarantee your new boiler installation if the system is not chemically cleaned. The British Standards and the Benchmark demand that the system should be thoroughly cleaned.

--------------------------------------------------------------------------------

ALL OF THE ABOVE PROBLEMS CAN BE EASILY SOLVED BY POWERFLUSHING YOUR SYSTEM

Now from only £285 for upto a 8 radiator system

System flushing will not remedy design or mechanical faults, which should be rectified, but in many cases it will cure the problems caused by these. DC's Property Maintenance can undertake any remedial work;

Pipework upgrade or renewal, POA
Alter feed & vent configuration to prevent 'pumping over', POA
Drain down and replace faulty pump valves, from £45
Replace faulty radiator valves, from £25
Replace faulty thermostatic radiator valves, from £40
Individual radiator removing and hard flushing, from £40
Cut out and unblock cold feed pipe tee, from £50

WHY DO I NEED TO KNOW THIS AT THIS STAGE?

Description of the Power-flushing process:

1. Remove pump and isolate expansion tank
2. Connect power flush machine to pump position
3. Initial flush of system
4. Add deposit remover
5. Circulate deposit remover
6. Close off all rads except one and circulate through 1 radiator
7. Dislodge deposits by regularly reversing chemical flow to each radiator
8. Repeat steps 6 and 7 for each remaining radiator
9. Dispose deposit remover to waste via machine
10. Connect mains supply to radiator circuits high pressure flush system
11. Dump flushed water to waste via power flush machine until clear
12. Remove power-flushing equipment and reinstate expansion tank & pump
13. Add rust inhibitor and balance system.
